Who establishes the Binding Agreement Date on a Purchase & Sale Agreement? Is Title Insurance a Closing Cost, and who pays for it? Is a Seller required to respond to the offer I submitted before the Expiration Date? Who pays for title? Closing has occurred and the Seller is not out of the house yet. What do I do?

What do I do if my offer was accepted, under contract and suddenly the listing agent changes the commission % on the MLS?

Sounds crazy, but this does happen.

  1. From now on, download the MLS sheet off of MLS and put it in your loop prior to sending the offer as a point of reference.

  2. Always send the compensation agreement with the offer and be sure to get it signed and returned to you prior to binding the contract.

  3. If this has happened, contact your broker to get it resolved ASAP.
