Listing Input Process

simpliHŌM has Support Staff that can assist you in the Listing process. We also offer simpliLISTED, where we handle creating your listing from start to listed! Below are the items you will be supported with and the items you will be responsible for:
IF YOU ARE NOT USING simpliLISTED:
You as the Listing Realtor will need to get all initial listing paperwork completed and turned in using dotloop.
IF YOU ARE USING simpliLISTED:
- Support Staff will order Professional Photography if elected, and confirm with you and your Seller once it has been fully confirmed.
- Support Staff will input the property into the MLS once the photos are received.
- Support Staff will immediately inform you and the Seller once the property is "Active" on the MLS.
- Support Staff will pull weekly "MLS Lockbox Showing Reports" and email to you every Monday.
IMPORTANT:
- simpliHŌM Support Staff does as much as possible to take as much of the Listing Input Process off your plate. However, you as the Agent will need to be involved in all contract negotiations (Initial contract writing, counter offers, repairs, low appraisals).
- It is critical that all simpliHŌM Support Staff is in the Office at all times & are not permitted to leave the office to meet with your Clients.
"As you now know, professional photography is one of the largest key elements in getting your home sold ... the professional photographers we use do try and
accommodate our schedules as much as possible, but they are doing photo shoots all day all over Middle TN, so they may not be able to work around your schedule. If for some reason they can't it is important for us to be flexible with them and work with their schedule. It usually takes 2 - 3 Business Days to get them out here ... what are 2 or 3 times that would be ideal for you to have them come out and I will do my best to make that happen but can't guarantee it..."
