Seller is going through foreclosure...how can I keep their stress and emotion down?
how do you help the seller emotionally who is going through foreclosure or short sale

Empathy.
This is a hard situation and you can only imagine what they are personally
experiencing...but the most powerful thing to do in this situation is place yourself
in their shoes and be there with and for them.
Let them know you understand how hard this is for them, and show
compassion...
Then just remind them/educate on the next steps, what to expect and remind
them of the overall goal we are working hard to accomplish while at the same
time trying your best to show compassion and understanding for what they are
going through...
Say often
"I am so sorry this is happening, but unfortunately here is what we
need to do...I completely understand how hard this is and I truly apologize that
you are having to go through this... but unfortunately here is what we need to
do..."...
Just try to make sure they feel like you understand their pain, that you are on
their side and doing everything you can to help guide them through it...
