How do I offer value to a client buying new construction

I have a Client Buying a New Build... As their Realtor, how do I provide value?

Here is what I have always done, that seems to work well and I recommend:


#1: Understand that the Builders Realtor works for the Builder, so like any deal, you want to represent your Client in the negotiations and even if there is nothing that can be done with price, still review the entire contract and ask any questions that you think are red flags, that you think your Client should be aware of, etc..

#2: When it comes to home style, picking the lot, etc... ask your Client if they would like any help & advice as you might think of things they don't think of (things that might help or hurt when they sell in the future)...


#3: A lot of builders make a huge margin/profit on the upgrades... so it can be a good idea (I always offer to go) to the design center with my Clients as they are picking out their upgrades...


#4: I follow up with the Builders Realtor ever 2 Weeks (more if needed) but worst case every 2 weeks to get an update and give that to my Client...


#5: I try to attend (offer it) to my Clients to attend any walk throughs/inspections like the foundation, electrical, etc...


#6: I always attend the final walk through with them...


#7: In Tennessee, homes have a "Bumper To Bumper" Warranty for a full year, so I recommend right before the year is up, that they then hire a Home Inspector (I offer to set the whole thing up) so before the year is up we have the entire home inspected and can present that to the builder to get repaired... I set it on my calendar, remind them, will set it up, present to the builder for them or with them if the builder won't let me do it myself...


So you can see, there are a lot of ways to still add a lot of value... Hope this helps!
