How to Organize Buyer Showings

Your client sends you 5 houses they want to see...how do you keep it organized?
First, if you and your client have iPhones or Mac...it's easiest to share a Note with them. To do this, follow these simple steps:
1. Open the Notes App

2. Create a Note

3. Collaborate

By doing this, you have created a note that all of you can edit, you can see a simple list of homes you want to view, and check them off as you go. Like this...

How do I organize the best way to drive to all of these houses?
- Login to the MLS
- Search street names to pull all in one search
- Print: Once verified they're still available, print off list with multiple listings per page. (In TN the option is "Agent 1/4" which puts 4 listings per page
Next...
Go to www.routexl.com- Type in the address you're starting from and click "Start Here" (normally your home or office)
- Type in each address one by one
- Type in the address you're finishing at and click "Finish Here" (normally your home or office)
- On the bottom left, click "Find Route"
Now on the printed 1/4 MLS sheet, put a # in the order of the homes from the route. For example: in the above "HOUSE HUNT" image...the order that Route XL chose was
- 1101 Pinehurst
- 436 Dorchester
- 1392 Stone Creek
- 819 Chaqueta
- (the 5th one was no longer active)
Next...
Choose your start time with your client...let's say it's 1pm.Schedule #1 for 1p-2p, Schedule #2 from 1:30p-2:30p, Schedule #3 from 2-3p
If they are all close to each other you can schedule 30 minute increments. If it's a long drive between addresses, space it out a little further. If they're super close to each other, you can do 15 minute gaps (i.e. 1p-2p, 1:15p-2:15p, etc)
