What do I do if a buyer wants to see a house but isn't pre-approved?

It’s really a personal preference of how you choose to spend your time. You have options and it really depends on the lead type.


More than 70% of all buyers use the first realtor they MEET with in-person. Here are three options for you...


  1. Show Anyway Approach: Get the appointment and show the first house without the pre-approval, and have the pre-approval conversation at the house. This could have a safety risk, especially for female agents meeting an unknown person. Always be aware of your surroundings, communicate with someone, and set your safety timer inside Homesnap Pro.   2. Safety Approach: Don't show without the pre-approval letter, a discussion with the lender, and social media/web search to verify the contact info of the lender.

  3. Time Saver Approach: You don’t want to waste time with people who can’t buy, so you can insist on their pre-approval prior to showing homes as a qualifier.


Any of these options are fine, you need to find what works best for you and your style.


The only risk with forcing the pre-approval is they can always hang up and call the next realtor who will show them. Again, find what works best for you and trust your gut.
