How should I prepare my clients for an offer and help them make the decision on what offer to write?

Educate as much as possible...


From the initial consultation to when they are writing their offer...


Pull Comps, pull the most recent sold properties to that property (could show list price to sales ratio so they can see the precent... as an example you might be able to show them that they are selling at 108% of list to sales ratio), then educate them on what that means, give your professional opinion and see what they want to do...


Sometimes with buyers they just need to lose a house before they will truly listen, sucks but with some, it just takes that before they get realistic


Additionally, it's good to have 2 options in place...1 option for if it's a multiple offer and 1 option for if it's not...and find out what the max is they would be willing to pay for the home.
