70% of buyers use the first realtor they meet. So, meet with them and start to develop the relationship/connection right away as well as educate them on the process and put a plan in place to start saving the money/getting into the position so they can buy...
This will set you apart in the marketplace because nobody else wants to deal with that client. Everyone else thinks about the today buyer...if you think about the today buyer AND the tomorrow buyer, you will have a stacked pipeline and income when others are floundering.
Also, if you wait, it gives a lot of time for them to find/meet/connect with someone else...
