Is there a way to "prequal" renters before spending time looking at homes and paying to submit applications?

Is there a buyer rep for renters? How do we get paid on rentals?

You could call some local property managers before working with them and

see/ask what they need to see as you think you have an interested renter, but

want to pre-screen them 1st...


You can also make the Renter sign a Buyer Broker and charge them a $500 non

refundable retainer up front... this will really weed them out...


Be 100% honest up front with them and let them know we get paid very little on

Rentals, so if you don't charge this fee, that what you do get paid does not cover

your invested time or gas, so it would be like going to work and not just working

for free, but then having to pay your boss to be there...


You can go on to tell them that this also allows you to give them the time and

energy they need and deserve to find the property they want and/or do

everything you can to find them a Landlord willing to work with their situation...


Again, this weeds out the less serious as well as protects your time...
